House Rules

1. Check-in & Check-out
Check-in is from 3 PM, and check-out is by 11 AM. Please contact us in advance if you expect to arrive early or if you are running late.

2. No Smoking
Smoking, including electronic cigarettes, is strictly prohibited inside the rooms, in the garden, and around the facility. The building is made of wood and the garden uses materials highly sensitive to heat, posing a fire risk, so we ask for your cooperation in keeping our premises smoke-free.

3. Pets
Pets are not allowed.

4. Noise
Please keep noise levels down after 10 PM to avoid disturbing neighbors. Loud conversations and playing music outdoors are especially discouraged.

5. Care of Facilities & Equipment
Please use all room facilities and equipment with care. Report any damages or malfunctions to the manager immediately. Repair or replacement costs will generally be borne by the guest.

 

6. Waste Separation
Please cooperate with our waste separation policy.

7. Safety Management
Be very careful when handling fire, especially in the kitchen to avoid triggering the fire alarm. Ensure the property is locked when going out.

8. Adherence to Guest Number
Staying with more people than declared at the time of booking is strictly forbidden. A surveillance camera operates 24/7 at the entrance, and undeclared extra guests may result in additional charges.

9. BBQ
Barbecuing is allowed only in designated areas. After use, please clean the grill and surrounding area thoroughly, dispose of leftovers and garbage in the designated bins, and leave the grill clean for the next user. Be very cautious with fire and make sure it is completely extinguished after use. Barbecuing may be discontinued during strong winds or bad weather. Keep noise to a minimum during BBQs to avoid disturbing neighbors.

10. Parking
Please do not park beyond the designated parking spaces. Drive slowly within the parking area and be considerate of other guests and neighbors.

11. Internet Use
Wi-Fi is provided for free but accessing illegal downloads or inappropriate websites is strictly prohibited. Internet speed and connectivity are limited; please be considerate of other guests using the network.

12. Electrical & Water Use When Out
Please conserve electricity and water by turning off unnecessary lights and taps, especially air conditioning, heating, and lights when going out.

 

13. Key Management
Take care not to lose the keys to the accommodation. Guests will bear the cost of replacing lost keys. Return keys to the designated spot upon check-out.

14. Emergency Procedures
In case of an emergency, such as an earthquake or fire, remain calm and follow the manager's instructions. Check the evacuation routes and emergency contact information upon check-in.

 

15. Parasol Use
Parasol use is allowed only in the garden. Do not take it outside the accommodation (e.g., to the beach). After use, fold and return the parasol to its original place, ensuring it is securely fastened and closed to prevent it from being blown away. Be considerate of other guests when using the parasol. Guests are responsible for any damage or loss of the parasol and will bear the cost of repairs or replacement.

16. Commercial Photography and Filming
Unauthorized commercial photography and filming (advertising, promotional activities, publication in public media, etc.) within the facility are strictly prohibited. If you wish to conduct commercial photography or filming, you must contact the manager in advance to obtain permission.

Cancel policy

For short stays: A 50% refund is available up to 7 days before arrival, after which no refunds are possible. Cancellations within 48 hours of booking are fully refunded (applicable up to 14 days before arrival).

For stays of 28 days or more, long-term stays: If cancelled within 48 hours of booking and at least 28 days before check-in, a full refund is provided. For cancellations made later, the first 30 days of the stay are non-refundable.
